How
big will the lots be?
A:
The lots are going to be 9000-14,000+ square foot with an approximate 77-foot frontage and 126 foot deep. See our maps in the Current projects area.

Is
the estimated price correct?
A:
We estimate that our prices will be much less that the current prices offered in the Sun Valley subdivision to the West. So when you buy from us you will have instant appreciation.

Can
I be put on a list and reserve my lot?
A: We will be glad to put you on our "to call" list and keep you posted on our progress. You may even pick out the lot or lots you want to buy and have the first choice once they can be sold. First come first served. Remember we expect to sell phase 1 out in the first few days. Phase 2 will follow in 90-120 days after our grand opening.

Q:
How
many lots can I buy and are there terms?
A: You can buy as many as you want, but if you buy more then five lots you are subject to a public report that you must file with the Arizona Department of Real Estate. We can sell you a lot on terms, with 25% down. The numbers (interest rate, payment length) will be quoted at a later date.

What
is the zoning and is there a minimum size house that I can build?
A: The zoning we are going to have is, single family residence (site built) no mobile or modular construction. All homes must have a minimum of 1500 square feet, 2 car garage and all of the rules that will keep values high.

Q:Will
you have an association and what will my dues be?
A: We will have CCR's that cover all 375 lots in the first of 3 phases. Although we will not have any common areas, we are considering a management company to handle minimal dues collection and enforcement of our CCR provisions.

Will
all lots be on sewer and have all utilities?
A: All lots will have sewer, water, natural gas, telephone and electric (installed underground). Cable TV has been considered, but Satellite TV is your best choice.

If
I buy a lot is there a time limit on which to build my home?
A:You can buy a lot and save it for retirement, investment or just wait till you decide to build. There will be no time limit to construct your home.

Q:
Will
RV's be permitted to be stored on my lot?
A:RV's are popular and our CCR's will have the provision to keep it on your lot behind the front yard set back (20 foot). We will require you to pour a slab to park it on and you may use it only in emergency (guest room).

What
is planned after this initial subdivision?
A:Look to the web site to see what we plan for the future. We will have an area for manufactured homes in 2007 along with other areas planned for Class A Motorcoaches.. A Self Storage facility is planned along Boundary Cone, with reduced rates for Sunrise Hills residents.
